Having bought this plot the owners wanted to make the most of the ever-changing and breath-taking views of the Northumberland landscape on their doorstep. In a high elevation the site provided their architect daughter with a unique opportunity to design something specifically for her parents, that would give them an outstanding home, overlooking Simonside and beyond. They wanted a sustainable design that would provide them with an economical and easy to run house that would stand the test of time and give them a forever home.

The build itself introduced many challenges from the hard to access site and vast quantities of rock that had to be excavated and then re-homed to the installation of some of the latest building technologies and innovative features designed to support their vision of sustainability and longevity. The fabric of the building, the superstructure, windows and doors selected to maintain a thermally efficient air tight home, the SIPs construction with modern glazing, high levels of insulation and expansive modern roof panels made the project an enjoyable learning curve for everyone involved. Due to the airtightness of the property air flow is managed by MVHR and the large panelled over-hanging roof is designed for resilience and solar retention. An alternative heat source is provided by Air Source heating with a Photovoltaic Solar Array providing back-up onsite electricity to reduce energy costs.
Once the main external work was completed attention could then move to the vast sliding windows and doors on both ground and first floors, important features to fully appreciate the amazing views enjoyed from inside. Thermally treated ash flooring, designed to work with underfloor heating runs throughout the home, with matching wide, custom-made, ash doors. Custom-made skirtings and architraves with bespoke routed detail, alongside recessed picture rail for all walls where artworks are displayed are the little details that make a huge difference. Natural stone flooring in the kitchen perfectly enhances the bespoke kitchen with integrated appliances. High ceilings, wide corridors, a custom made staircase, expansive use of glass and a curving library wall all contribute to the ‘wow’ factor of this build which is exactly what our clients desired. This is the beauty of a Design and Build Project, attention to detail in order to make your home totally unique for you.
Our client appointed us as a contractor because we came highly recommended and fully understood their aims. In recent feedback the client commented, “ Smailes Construction Ltd demonstrated first-class team working with the architects, suppliers and us as client, to produce a top quality home on time and in budget. They have delivered an exceptionally high quality dwelling which can look forward to many decades of near maintenance-free life.”
Our clients’ high expectations have been exceeded.
Coastal New Build
This quiet plot of land is situated in a beautiful location in Northumberland, close to the sea and local villages, offering peace and tranquility but with access to all local amenities. Building work began in November 2017 with an expected completion date in late summer 2018.
The clients came to us for a full Design and Build service and working with them, supporting their ideas and offering our own suggestions and thoughts, alongside workable solutions we were able to promise them a home that they can afford and is within their budget, that will more then meet their needs and be the home they envision.
Despite a challenging winter which caused unavoidable delays the project is now back on track, the Sips frame in place, roof completed and water-tight, the interior walls are going up and our clients can now really begining to appreciate and see the reality of their new home growing daily.
The kitchen has been designed and ordered through Huxmar and will be installed by us, to fit in seamlessly with the scheme of work.

Rural Northumberland New Build
This new build contract was designed and awarded to us by Greatspace Architects and construction work started in November 2017.
The clients wanted to create a new home, very different from their current property but equally impressive in its’s design features and location. Situated in rural Northumberland with stunning views but not remote, this property has been designed on every level and from every aspect to perfectly suit the lifestyle and needs of the home owner. That is the delight of a Design and Build project.
A contemporary bungalow, built in stone ensures that it will blend in perfectly with the surroundings and environment whilst still being modern, beautiful and fit for purpose.
This is a visual of their finished home created by Greatspace Architects.
Similar to our Coastal New Build this project suffered from the adverse winter weather and the progress was unavoidably difficult and slower then planned over the colder months. However we have worked tirelessly to bring it back in line with forecasts and the SiIPs frame is completely finished, the roof in place and watertight, external stonework and internal divides going up and it is now changing from a construction site to a recognisable replication of their design visual (right).
