Orchard House Veterinary Centre

Set in the beautiful rural Northumberland village of Bellingham the Old Police Station was purchased by a veterinary practice looking to expand their business. The property had been left empty for a considerable period of time and was therefore in need of a full refurbishment to turn it into a state of the art, pristine business. The client wanted to retain the integrity and character of the original Police Station so that the building remains part of the historical village centre whilst obviously making it fit for purpose. Externally our first responsibility was to build and roof an extension to the property, matching the stonework and seamlessly joining old to new. Internally a full internal refurbishment and refit was required. The stairs were renewed and all rooms were reassigned to become consulting rooms, reception areas, animal areas and office space in preparation for installation of the appropriate fixtures and fittings. A Huxmar kitchen and utility was designed, supplied and fitted. The practice opened for business in November, on time. We even managed to retain and draw attention to one of the old features of the building-scribes on the cell walls made by the prisoners. The practice opened for business on schedule and is now working effectively and efficiently as a successful veterinary centre.

Acklington Old School House

The Old School House in Acklington Village has for many years been a residential property and the current owners required an extension that would preserve the integrity of the building and it's history but would provide additional living space and easier access. Great attention to detail was given ensuring the stone work seamlessly meets with the original stone giving the appearance of longevity. Access ramps and entrances now make the new living, bathing and sleeping areas easily accessible and provide for long-term use.

Acklington Old School House

Ripon Gardens

Ripon Gardens was a project that came to us through an architect and the client wished for a new kitchen, utility extension and outdoor decking area. We completely removed the old units and equipment replacing it with a new beautiful bespoke kitchen. The client wanted clean lines, a modern bright appearance and something that would be easy to live in, and with for many years. The original floorboards were sanded and stained to a beautiful deep colour which perfectly sets off the chrome and and white gloss door fronts.  Bi-fold glass doors were installed to bring in light and provide access to the new decking area which we created at the same time. Additionally we created a new utility built onto the original kitchen space to provide a compact practical working space away from the kitchen living area.

Baronswood

Baronswood is a lovely property in Gosforth and the family wanted a new kitchen and dining area extension, design and refit. Large, wide, clear open spaces with wooden flooring allows for disability access and for full family involvement in the room. White units, suspended shades and splashes of colour give a modern, bright feel. Glass doors and expansive windows invite the garden into the house and give all year round views of the garden and changing seasons. An extensive decking area now connects the kitchen with the garden, through ramps and steps, whilst also providing a large comfortable seating area for the family.

Baronswood

Waleric House, Alnmouth

Waleric House is located in the beautiful historic village of Alnmouth and from the outside approach is a typical old cottage, sited within a courtyard with outstanding views to the estuary. The property had been empty for two years and the new owners wanted a contemporary refurbishment whilst still retaining the character of the cottage and it's surroundings. A full strip-out was agreed and an extension to give a little more space as well as making the most of the views of the iconic Alnmouth coastline. Making use of the natural light we designed rooms that were minimalist in appearance with pale wood flooring, large windows and a glass staircase, promoting the sense of space and airiness. The three bathrooms, are designed with effortless style and low maintenance in mind, floor to ceiling in white tiles, with white fixtures and fittings. Hidden shelves, walk-in showers and subtle lighting again compliment the spaces and the light touch that the owners required. The Huxmar kitchen of striking black gloss units and a central island with chrome accessories maintains the simple style and lines that run through the build and suits the open-plan feature of the downstairs living areas. Large windows and doors open out onto a secluded decked seating area whilst the entrance courtyard to the property is now cobbled to compliment the attached buiding and walls.

Snuff Mill

Snuff Mill was built in the 1800's and was originally a working property located in the curve of the river that runs through the village of Mitford. The new owners required a total refit and a sizeable extension onto the small family home as well as an orangery and summerhouse. The build initially involved a full strip-out and interior refurbishment, including the installation of a new heating system-Airsource, an environmentally and financially conscious way of now heating properties. The second phase of the build was a large ground to roof extension that increased the length of the old mill by 1/3rd of it's original size. It was essential that the new extension seamlessly blends into the old building so that the authenticity and character of Snuff Mill is preserved. A sympathetic approach was required and our time and attention to detail is illustrated in the perfect pairing of the original weathered stonework with new stone. A be-spoke and beautiful orangery was added to the back of the property to give additional living, eating and relaxing space and brings the garden and views of the river into the house. The open-plan kitchen is built around a very generous central island and clean lines, colour and light flooring add to the sense of space that the old mill now provides. A Huxmar All Season Summerhouse was the final part of this beautiful and enjoyable build. Specifically designed and installed to perfectly compliment the garden space, views of the house and the surrounding village and countryside. Taking an old authentic building that is part of the heritage of the village presented challenges beyond structural. The need to be sympathetic to the property and it's location was paramount but Snuff Mill now sits comfortably in it's environment.

Osborne Villas

The owners of the property on Osborne Villas wanted to make use of some of their outdoor space to give them additional indoor living areas, whilst still retaining the sense of space and light that the outdoor garden area brings to the property. Taking full advantage of the width of their property and the amount of garden they could afford to lose, they now have a unique contemporary extension on the rear of their home. An open-plan living, eating and playing space was created in the extension, separated from the garden by slim fitting sleek glass doors that open up into the garden to invite the outdoors in. A range of whites, greys and blues in various shades connect the spaces together from the contemporary kitchen area with high gloss floor to ceiling units to the cooking/seating island with stools and simplistic overhead lighting. Comfortable seating adjacent to the glass doors gives an unhindered view into the garden and a larger formal dining table backs onto shelves and cupboards with a flame effect fireplace complimenting the kitchen units. The wooden outside seating area is softer than paving and sleeker than decking and provides ample hard outdoor space for furniture, barbecues and games.

Haldane

Haldane was bought as a family home with growing teenagers. Having been a student let for many years the city centre property was in need of a complete refurbishment throughout, internally and externally, before the new owners could move in. All of the original features have been retained and improved, including the staircase which is now a striking feature of this impressive property. The open-plan kitchen is complemented by sleek high gloss white units, a high level table and central island. Light flooring throughout enhances the sense of space which is further improved by the large windows and glass doors connecting with the outside. The secluded paved patio can be accessed from the kitchen via bi-fold doors bringing the outside in and increasing the usable space available within the property, particularly desirable as your children grow into adults.

Warkworth Summer House & kitchen

The kitchen at this property in Warkworth is an unconventional shape, having been added to through previous extensions. The owners wanted to bring as much light into the room as possible and change it into a contemporary, easy to maintain cooking space, providing as much storage and work area as possible. Cream gloss units and drawers on both sides of the room give the illusion of width as well as height. Black slate floor tiles matching the dark highly polished corian work tops give contrast without interrupting the clean lines and simplicity of the room and draws in the dining area to be a part of the whole. Ceiling lights, under-unit strip lights and floor lights give a choice of effects from practical to softening depending on the occasion. A skylight at the end of the room introduces natural light and is an additional interesting feature on it's own merit. The large picture window draws the eye to the outside space and the Huxmar All Season Summer House nestled at the end of the cottage garden. The family wanted to tidy up the space at the bottom of the garden and create another room that could be used all year round for entertaining or just relaxing. Warm and inviting in the summer with the double doors left open, or cosy and welcoming in the winter with the radiator proving plenty of heat. Carefully installed lighting enhances the beauty of the summer house whether is is day or night.

Saltwell Dene

The owners of this property in Saltwell Dene wanted to improve their kitchen and gain some additional indoor living space. With some creative thinking and design skills they took some of the dead space outside in their back yard to make their dream become a reality. The new kitchen consists of light floor units , providing excellent storage and work space whilst retaining a sense of space by keeping the walls clear of units or clutter. Strategically placed lights keep the room well-illuminated and wall down-lighters add to the sense of space and height. Retaining weight-bearing walls and working with the new space leads to interesting areas with character that often a square purpose built room can lack. A breakfast bar and archway lead onto a seating area that continues out into the remaining yard area that has been renovated and updated to reflect the contemporary feel of the house. A fixed glazed roof opens up the room, introducing light at all times of the day and is a striking and innovative feature in it's own right.

Tynemouth Refurbishment and Extension

A full refurbishment of this property enabled the owners to gain more space through a large flat roof extension, taking some of the ample garden to create a larger and more contemporary kitchen/dining living space. The upstairs refurbishment included replacing smaller windows with large floor to ceiling glass panels giving greater light into the rooms and wonderful views into the garden. An innovative and versatile approach to improving their living space without altering their roof line and simply taking the whole building out by adding onto the rear of the property.

Orangery

The home owner wanted to extend their living space and give better access to their garden but did not want a standard conservatory to detract from the appearance of their home. The bespoke orangery gives an impressive feature at the rear of their property, providing additional living space with lovely views into the garden. Large folding doors give wide and easy access to a patio and from there to the garden and during the warmer months the doors can be left open to bring the outdoors in.
